As dangerous as Newburgh can be - it was recently named the Murder Capital of New York State - Montgomery and Grand Streets (and the surrounding neighborhoods) have some very appealing, old homes at awfully reasonable houses. I believe the realtor is playing fast and loose with the facts here, though, as realtors are sometimes wont to do. If this house was built in 1870, as the realtors claim, then it's unlikely that A. J. Downing designed it, as he died back in 1852. Also, Downing wasn't actually an architect but only a tastemaker and is only known to have designed a small number of buildings himself. The floor plans and illustrations appearing in his books were usually the work of associates and architect friends like Calvert Vaux, Frederick Clarke Withers, A.J. Davis and Gervace Wheeler.
